Project Area

The land for this project, measuring 252 square meters, was purchased in 2020. In 2021, all necessary permits from the municipality, engineering organization, and health authorities were obtained.

Construction began in January 2022, and by January 2024, the project’s physical progress reached approximately 95%.

Floor Details

Ground Floor & Basement (-1) and Six Upper Floors

Ground Floor: Reception area, waiting area, and doctor’s office.
Basement (Floor -1): Laboratories, “dirty” areas, and central storage.
First Floor: PRK laser room, Excimer laser room, and patient waiting area.
Second Floor: Inpatient rooms, an isolated room, staff rest room, and offices.
Third Floor: Pre-operation patient preparation rooms, recovery room, operating room, and staff lounge.
Fourth Floor: Two operating rooms, and one patient preparation/recovery room.
Fifth Floor: Staff locker room, pantry, and café.
Sixth Floor: Management office and finance office.

Project Facade

The clinic’s architectural façade was designed using a series of vertical lines to symbolize growth, progress, and improvement. This concept culminates with a tree motif on the rooftop, which is also reflected in the interior spaces.

The construction of the Specialized Eye Surgery Clinic, often referred to as Dr. Zarei’s Project, is a stellar example of Jan Group’s prowess in transforming a moderately sized plot (252 square meters) into a vertically integrated, state-of-the-art medical center. This project is remarkable not only for its functional scale but also for its rapid execution and deeply meaningful conceptual design.

Expedited Timeline and Operational Speed:

The rigorous timeline for this facility commenced with the land acquisition in 1399 (2020). Despite the inherent complexities of securing medical licenses, all bureaucratic approvals (Municipality, Engineering Organization, and Treatment Deputy) were efficiently obtained in 1400 (2021). Construction officially began in December 1400 (January 2022), and within a highly condensed two-year period, the project achieved an outstanding physical progress of approximately 95% by December 1402 (January 2024). This rapid pace of development underscores Jaan Group’s mastery in managing concurrent construction and technical phases.

Architectural Structure and Eight-Story Zoning:

The clinic is thoughtfully designed across eight distinct floors (one basement, ground floor, and six upper floors) to ensure complete functional separation for service, diagnostic, therapeutic, and surgical zones:

Support Facilities (Floor 1-): The lowest level is dedicated to heavy-duty support. This includes essential laboratories, “dirty areas,” and central storage, maintaining strict control over hygiene and logistical flows away from patient areas.

Primary Services (Ground Floor): The entry level houses the primary patient interfaces, including the main reception, waiting area, and a physician’s examination room for initial consultations and patient routing.

Non-Invasive and Diagnostics (Floor 1): This floor is dedicated to specialized outpatient procedures. It features the PRK and Excimer Laser rooms along with a dedicated patient waiting area, catering to advanced eye correction treatments.

Inpatient and Staff Rest (Floor 2): This level includes inpatient rooms, a crucial isolated inpatient room for special cases, staff rest rooms, and work rooms, providing a tranquil zone for recovery and staff respite.

Surgical Hub (Floor 3 and 4): Surgical operations are centralized across these two floors. Floor 3 comprises a dedicated operating room (OR), pre-op preparation, and recovery, while Floor 4 is equipped with two ORs, further enhancing the clinic’s surgical capacity and flexibility.

Amenities and Personnel (Floor 5): This floor provides essential staff amenities (changing rooms and utility room) and patient comfort with an integrated coffee shop, offering a space for relaxation away from the direct treatment environment.

Administration (Floor 6): The top level is reserved for strategic oversight, containing the management office and finance office, ensuring privacy and focused administrative operations.

Architectural Identity: The Symbol of Growth:

In designing the facade, Jan Group integrated the profound concept of “Growth and Progression.” The strategic use of vertical line elements on the exterior visually conveys a sense of advancement and improvement to visitors. This conceptual theme culminates in the tree symbol on the rooftop, signifying life and health, a motif that is seamlessly echoed throughout the interior design, providing the entire complex with a cohesive and uplifting visual identity.

This project stands as a prime example of precise engineering and purpose-driven design in the healthcare sector.
